Assessment, Needs and Goal Analysis:  Your goals will be the road map to the process including timing, capital available, investment goals, space requirements, area, demographics, financing terms, internal rate of return, and long term retirement or estate plans. Assessing them up front will help us accomplish your mission faster whether you are a seasoned investor, a beginner or simply need space for your practice.
Property Search: Our first goal is to review every property that is available on the market and either include those as options or eliminate them depending on your goals and requirements.  Secondly, we target properties that might not be listed or marketed to the public and we proactively stay on top of any new listings or changes in the market place. All clients will have access to MyHREA for their advisor to deliver customized real time property information and resources.
Narrow Properties and Preliminary Analysis: Based on the original Assessment and Goal Analysis, you and your advisor will narrow the properties based on the specific criteria developed. Your healthcare real estate advisor will then help analyze the properties to look at the benefits of each property and how they fit into your goals. Prioritizing each property in order of importance to your mission will help us begin to make strategic offers.
Offers/Contract Negotiation: After analyzing the basic details and prioritizing each property and how it fits into your acquisition criteria, you and your healthcare real estate advisor along with any other professionals (Attorneys, Accountants, etc.) will structure a contract offer to begin negotiations with the Seller or the Seller’s agent. Your advisor has the experience and negotiation strategy to represent you effectively throughout this process. In commercial real estate, there are tremendous pitfalls to avoid, and your HREA advisor will guide you through them and negotiate with your best interest in mind.
Transaction Management:  Once under contract, the real process begins.  Contracting a property is only 1/5th of the process and getting a property through the due diligence period and to the closing table without problems is the key. The due diligence period is when you and your advisor analyze the financials, leases, environmental concerns, survey, financing, appraisal and physical inspection. This process determines if the property meets your goals as originally determined.  MyHREA is specifically designed to be the communication link between you and your advisor so that you have real time information when you need it now and in the future.
Closing: Up to the day of and during the closing, there are still a tremendous amount of things to take care of for the lender, attorneys, you and potentially the tenants or the sellers.  Your advisor will take you through the process step by step and do the leg work necessary to get the property closed.
